940 sf remodel + addition
An in-progress detached garage conversion project in Seattle's Queen Anne neighborhood that transforms the existing garage into a two-level, 940-square-foot DADU (Detached Accessory Dwelling Unit). Our clients approached us seeking assistance in creating a work-from-home studio with a guest suite above. The design prioritizes flexibility, enabling the two levels to function separately or as a unified space, accommodating various scenarios.
Local zoning regulations largely influenced the overall size and shape of the structure. To mitigate its mass, we opted for a facade design that combines vertical and horizontal lap siding, effectively breaking down the scale of the elevations.
The lower level serves as a versatile space, suitable for use as a home office, a second bedroom for the living area above, or a flexible living space accessible from the backyard. On the upper floor, there's an efficient one-bedroom apartment complete with a full kitchen and bathroom. The orientation of the living areas is toward the alley, providing privacy for both tenants and our clients away from the backyard.
